摘要: 在介绍链式更新特征价格法编制房地产价格指数基本原理的基础上,基于大连市商品住宅交易数据全库,结合大连市房地产市场的运行特点,综合考虑各住宅特征信息的可获得性,从建筑特征、邻里特征和区位特征三个方面,确定了22项影响住宅价格的特征因素以及大连市“标准商品住宅”的标准,然后以2006年为基准建模期,采用两期链式更新法构建了大连市商品住宅对数线性特征价格模型,进而计算得到以2006年1月为基期的商品住宅月度特征价格定基指数序列,最后总结了链式更新特征价格法的技术特征以及对于改进我国房地产价格指数编制质量的现实意义,同时提出编制城市房地产特征价格指数所需要的制度规范与保障。

Abstract: Based on the introduction of the basic principles for real estate price index with the 2-chain renewal hedonic price index, from architectural features, neighborhood trait and location characteristics, this paper identifies 22 characteristics as housing price determinants and constructs the concept of standard commodity housing in Dalian. Then, Log-linear hedonic price model has been constructed for Dalian commodity housing market, in which the year of 2006 is taken as base model period and 2-chain Renewal Act is used as basic approach, and a monthly housing hedonic price indices series was calculated, taking January, 2006 as base period. Finally the paper discusses the technical characteristic of real estate hedonic price index which is computed based on the actual transaction database and its practical significance for improving the compilation quality of Chinese real estate price index, and recommends the necessary social system for insuring urban real estate hedonic price indices construction.
