类重复交易房价指数编制方法与应用

摘要: 本文结合我国城市住房市场实际特点,基于经典特征价格指数和重复交易指数理论,提出了一种新的、具有更高计算精确度和有效性的房价指数编制方法,即类重复交易法。该方法避免了重复交易法在我国城市住房市场应用的局限性,同时极大地降低了特征价格法中遗漏变量问题所导致的指数计算偏误。利用某城市新建住房市场长时间段网签交易数据和其他5个城市短时间段网签交易数据的试算结果表明,相对于特征价格指数和中位数指数,类重复指数的趋势更平稳,波动更低,综合质量更高。

Abstract: In this paper, combined with the actual characteristics of China's urban housing market, based on the classical theory of hedonic price index and the repeat sale index, it provided a new approach of housing price index construction, the pseudo repeat sale model, with higher accuracy and efficiency, according to the background of China’s urban housing market. The pseudo repeat sale model can avoid the limitation of the application of the classic repeat sale model in China, while sharply reduce the bias induced by the omitting variables issue of the hedonic model. Based on the long-period data of the new sales from a certain city’s housing market and the short-period data from the other 5 cities’, the calculating results demonstrated that the pseudo repeat sale model behaved with a more stable trend, a less volatility and generally a better quality, comparing with the classic hedonic index and the median price index.
