The Treatments of Costs Tied to Owner Occupied Housing in Consumer Price Index

摘要: 本文首先介绍了使用者成本法的基本公式及其对自有住房作为房屋和土地的复合品的处理,然后讨论了与自有住房消费相关的住房贷款利息、物业税、房屋保险、房屋维护和更新支出、以及住房购买交易成本的处理方法,最后结合我国实际,提出了国外相关做法对我国CPI中居住类价格指数编制的启示和建议。

Abstract: Based on the introduction to the basic formulas of applying user cost approach, this paper discusses the treatments of some costs tied to home ownership, such as mortgage interest, property taxes, property insurance, maintenance and renovation, and transactions costs of home purchase. At last, the inspirations and suggestions to measure Owner Occupied Housing service in Chinese CPI are also discussed at last.
