重复特征“R-H”交易法 ──二手房价格指数编制方法研究

摘要:

随着我国房地产市场日益成熟,二手房销售主导地位已逐渐显现,特别是一、二线城市的二手房交易量已经占据了大部分的市场交易量,编制一种适应经济新常态且满足同质可比条件的二手房销售价格指数的意义越来越重要。现阶段,我国城市扩张迅速,导致大部分二、三线城市新建住宅较多,同一住宅重复交易相对较少,这样造成现行二手房价格指数编制方法很难做到剔除各种外部特征导致的价格差异。在居民住宅建设中,往往是以“小区”、 “楼栋”形式呈现,周边的区位环境特征具有很大的同质性。基于以上情况,经过对比各种方法的适用性、数据获取的可行性,我们找到了一种二手房价格指数编制的新方法——重复特征“R-H”交易法,该方法结合了特征价格法与重复交易法的特点,能够通过选取不同的匹配空间,在现有数据条件下最大程度做到同质可比,并且通过对北京,南京和桂林进行试算,与特征价格法计算结果进行比较,发现重复特征“R-H”交易法试算结果精确度更高,稳定和拟合更好。

Abstract:

As real estate market in China is unceasingly mature, it makes the second-hand house sales in a dominant position has been gradually emerged, especially second-hand housing transactions in the first-tier and second-tier cities have occupied most of the market trading volume, compiling the second-hand housing price index should be adapt the new normal and the homogeneous conditions became more and more important. Currently, most of the second-tier and third-tier cities have more new houses due to the city expanded rapidly, then it caused there’re only have small account repeated transactions for same house, results in the current second-hand housing price index method is difficult to eliminate various external features lead to price differences. The residential construction usually building as "Apartments", "Unit" form, the surrounding area of the environment features has a great homogeneity. Based on the above situation, after comparing the applicability of various methods and the feasibility of data acquisition, we find a new method “Repeat-Hedonic "R-H" Sales method” which combines distinguishing features for Repeat Sales method and Hedonic Price method, this method can be achieve maximum homogeneity comparable under the existing data by selecting different matching range. The calculating results demonstrated that "Repeat-Hedonic" Sales method for Beijing, Nanjing and Guilin behaved with more accurate, stable and better fitting comparing with the classic hedonic.
